Buyers:

So, you’ve decided to move. Maybe your present house is too small or too large and you need something different. Maybe your company is relocating you into a new town. Maybe you want to send your kids to a different school. Maybe you are just ready to leave renting behind …

Whatever your reason for moving, I will make the process easy, and your transition as smooth as possible. How can I?

I have been selling houses in the Nashville area for over 22 years. When you choose me to be your Buyer’s agent, you have an advocate who will look out for your best interests. My experience and knowledge of the market… and financing options… will help you have a successful move with minimum surprises. And, in most cases, finding a house will actually be fun.

Here is what I can do for you:

During our first meeting, I will zero in on what you are looking for. If we are meeting by phone or e-mail, I will ask specific questions to help me get an idea of what kind of house you will want. Questions will range from “How many bedrooms and baths” to “What are your greatest hopes for your new home. Do you have hobbies? How about pets? Do you want a house that will sell quickly in two years or are you trying to stay for a lot longer?”

I have a wish list that you can fill out on our first meeting that will give me insight into what you want.

When we first go out to look at houses, the research really begins. I always ask Buyers to tell me what they don’t like about the listings I show them. I learn more about a person’s tastes by asking what they don’t like!

Also in our initial meeting, I will help you with financing information and give you a list of lenders that provide good service in the Nashville area.

One of the wonderful things about being in the real estate market for as long as I have, is that I often know of houses that are not currently on the market but are coming up. Getting you into the best houses, first, is my goal. I also keep a sharp eye on what’s new on a daily basis. Speaking of new, I have also worked with most of the builders in the area, and I can advise you on what to look for in new construction, and how to get the most from your builder.

When we find your new home, I will help you negotiate the contract, help with selection of home inspectors, and coordinate the closing. I make sure everything is done to your satisfaction.

What does all of this cost you? Nothing. The Seller, in the first place, by listing the property in the Multiple Listing System has agreed to pay a commission to his listing agent… and this listing agent has already agreed to split that commission with your, the Buyer’s, agent. So, in fact, the Seller pays all agents’ commission, while you, the buyer, receive the benefit of professional representation from your own “Buyer’s Agent”.

For me, the best part of all of this is that so many of my buyers over the years have become good friends! I provide a list of references to my prospective buyers and I encourage you to call anyone on that list.

What happens after you move in? I will be available if you have any problems or need anything. Also I will be available even years after the sale if you have any questions. I spent a lot of time this year helping my clients refinance, meeting appraisers and doing comparable sales reports. All of this is part of my continued service as your Realtor. Don’t hesitate to call!
