They're Coming at 2... what do you do??

A Seller's Checklist:

  1. Make sure the house is straight and beds are made. Get the dishes out of the sink. Pick up toys. Stow dirty clothes in the laundry.
  2. Turn on all the lights up full. Even if you think it looks better with mood lighting, the house looks bigger with the lights on.
  3. Adjust the thermostat for warm in winter and cool in summer. Open windows if appropriate (i.e., if you don't live next to the freeway).
  4. Background music is nice but keep it pleasant and quiet. Turn off the TV (unless the big game is on, then mute the sound: the husband of the couple seeing your house just might stay a little longer).
  5. Get the pets out, and if you have pet odor, get rid of it.
  6. Leave during the showing… and I mean… LEAVE. People are much more likely to take their time if they don't think they are bothering you. Please don't hover nearby: Don't sit in the backyard and don't go to the neighbors.
  7. After your house has been shown, call your REALTOR for feedback. Some REALTORS will actually call you first. This is something I always strive to do.
